Annulment of the Revision Catastral Not Yet!
RATES - IBI (IMPUESTO DE BIENES INMUEBLES) JAVEA.
If you would like to know the details of your property held by the Ayuntamiento and which are the basis for calculating your IBI rates bill this is now available on-line. To go to the website click here: https://ovc.catastro.meh.es .
Have your IBI rates bill to hand as it shows the Referencia number made up of numbers and letters. On the home page under Acceso Libre Acceso a Datos Catastrales no protegidos enter Aceptar.
On the next page in the box marked Referencia Catastral enter your IBI reference number in full and at the foot of the page click on Datos y Consulta Descriptiva y Grafica for the specification.
Then by clicking Mostrar Cartografia the plan is displayed or by clicking Consulta Descriptiva y Grafica a PDF file is opened with all the details shown.
Alternatively, for those who prefer to visit the Javea Town Hall in person to obtain their own Cadastre Plan (Plano Catastral), then you must visit the building known as the Area Economica, in the Calle Mayor, in the old town of Javea. As you enter the main reception area, approach the reception counter directly in front of and furthest away from you.
Take your latest Rates Receipt and ask the clerk on duty, for a Plano Catastral you will observe that your property is shown in green on the right hand side, and the numerical details are on the left hand side If the Plan you receive does not show the correct details then do seek professional advice to remediate any irregularities, so that your records are correct.
In 2005 the official increase in the rateable value was approved for properties in Javea and subsequently applied in 2006, as most property owners will know this resulted in some cases in serious increases in the rateable value of the property, and also some properties mysteriously acquired a different address on their Rates Receipt. It is wise to ensure that your Rates Receipts reflect the correct address of your property, and if there are irregular details, then do seek advice and process the matter to remedy the matter.
At the time of writing, and after due consultation with the Javea Town hall clerk in the Cadastre Department (Catastro), the High Court Tribunal Supremo has still not voiced its decision on the appeals made by the Town Hall, to cancel the increase in rateable value. Any appeals which may be required by an owner who considers it appropriate, will have to wait until the decision is known from the High Court. Any information as and when obtained which we consider to be important in this respect, will be included in future Bulletins and on the Website. For the moment, therefore, the new rateable values are still being applied, as can be observed from the Valor Catastral (Cadastre rateable value) contained within the Rates Receipt for your property.
Please remember: If you the owner, wish to sell or if you wish to buy a property, do take the time to check out all details within the department of the Cadastre (Rates) of the Town Hall.
